The next stage of HRM by Design will result in more detailed planning for the regional centre (Halifax peninsula and Dartmouth within the circumferential highway). This planning will use a sustainability approach - the Neighbourhood Greenprint Plan. Regional Council will receive a report on this planning process in the next couple of months and I will post this information on my website. I will host a community meeting for residents in the district to discuss the direction of this planning process and implications for District 14 in the fall. HRM will also undertake a major 5 year planning review of the 2006 Regional Plan in 2011. This review will also have a sustainability focus. The review process is currently being designed that will outline the community engagement process. Land use planning can have a tremendous impact on sustainability. Densification will be one of the major planning issues that will continue to challenge and affect District 14 and the municipality as a whole.

Current Planning Applications Affecting District 14: Brief Overview
Case 01214 - to clarify the regulations respecting accessory buildings.
Case 01215 - to remove the "office of professional person" and require that all home office uses abide by the same home occupation requirements.
Case 01356 - to permit a rezoning to a commercial zone, for the north side of Windsor Street between Willow and North Streets, specifically 2579 and 2581-83 Windsor Street, Halifax.
Case 15775 - to consider amending the Halifax Peninsula Land Use By-law to permit backyard laying hens (chickens).
Case 16038 - to permit lounges in association with but subordinate to restaurants in the Commercial Designation of the Quinpool Road Commercial Area Plan, through the development agreement process.
Case 16248 - to amend the development agreement for 2723 - 2753 Gladstone Street, Halifax to include additional property at 6136 Almon Street (former CNIB site) in order to permit a mixed-use, residential / commercial building on the entire site.
