Application
Application by Cresco Holdings Limited, for the lands of Cresco Holdings Limited, to amend the Neighbourhood B Development Agreement and Neighbourhood F Development Agreement to permit the transfer of density from Neighbourhood F to B to increase the number of dwelling units permitted on this site to 292.

Proposal
The applicant has requested the ability to increase the density on a site on Larry Uteck Boulevard (Map 1) to 292 units by transferring units from other areas of the Neighbourhood B and F Development Agreements. The existing development agreement permits between 234 and 259 units on the subject site. They propose to do this by reducing the number of units on Wagner Ave from 26 units (80 persons) to zero units. This could leave the land at the end of Wagner undeveloped, however, the applicant would like the flexibility to transfer these units back from another neighbourhood should services (sewer/water) become available. The proposal would also reduce the number of units in Neighbourhood F by a minimum of 7 townhouses and 8 singles (50 persons).
The applicant has indicated that the proposal will not significantly alter the height, bulk or scale of the proposed buildings, but will result in the construction of smaller units within the multi-unit dwellings to achieve the
