A public information meeting was held on Wednesday, July 4, 2018 at 7:00 p.m. at the Chocolate Lake Community Centre (Multi-Purpose Room), 14 Purcells Cove Road, Halifax.
Application by WM Fares Architects, on behalf of Cornerstone Developments Limited, to rezone seven (7) properties at 635 – 701 St. Margarets Bay Road, Halifax from R-2P (General Residential) Zone to R-3 (General Residential and Low-Rise Apartment) Zone.
The applicant wishes to rezone the above-mentioned properties to R-3 to permit additional units within existing buildings. The existing zoning is R-2P (General Residential) Zone with one property partially zoned RC-1 (Neighborhood Commercial) Zone. These properties are currently designated Medium Density Residential (MDR) under the Mainland South Secondary Plan. The existing buildings have been constructed as per the R-2P and RC-1 Zone standards and each contain up to four (4) units. The applicant has indicated that the intent would be to construct two (2) additional units per building. The R-3 Zone permits apartment buildings up to four storeys.

The application will be considered under the rezoning and land use by-law amendment processes.
Staff are undertaking a detailed review of the application. A Public Information Meeting was held on July 4, 2018.

The applicant has submitted plans and studies required by HRM staff to properly evaluate the application. The documents are also available for review at the Planning Applications office in Downtown Dartmouth.
