Studio Works International Ltd. is requesting to enter into a development agreement for lands at 2267 Brunswick Street in Halifax.

The applicant’s proposal is to develop a 13 storey multiple unit residential building east of St. Patrick’s Rectory at 2267 Brunswick Street having 49 dwelling units and 7 underground parking spaces.
Vehicular access to the development is proposed from a driveway off Brunswick Street between the Rectory and the Church Building. The proposed building will be physically attached to and accessible from the existing Glebe house at the northeast end.
The building’s floor planes vary in size with floors 2 to 5 having 5 dwelling units per floor and floors 6 to 12 having 4 units per floor. The 13th floor contains 1 unit – a penthouse. 12 of the proposed units are greater than 750 square feet in area and 37 units are less than 750 square feet in area with the unit types composed of 12 – 2 bedroom units, having a range in area from 628 square feet to 805 square feet, and 37 – 1 bedroom units having a range in area from 430 square feet to 600 square feet. At the 6th floor level the south elevation exterior wall angles to create an eastern exposure which allows the revealed roof of the 5th level below to be landscaped as open space accessible by tenants. The 13th floor penthouse unit is likewise angled but is stepped back from the main part of the south elevation.
In terms of materials the exterior of the building, from the 2nd to 5th floors inclusive on all elevations, is proposed to be clad in either stone or shouldice or similar material for a masonry appearance. Floors 6 to 12 are proposed to be clad in a smooth panel of either aluminum composite or similar material, with aluminum framed windows, on the east and south elevations. The west elevation, from 6th floor to 12th floor is proposed to be clad in a textured panel of fibre cement or concrete or similar material. The guardrails of all balconies and the 6th floor landscaped rooftop are proposed in glass or transparent material with opaque privacy screen.
In addition to the rooftop open space there is 1096 square feet of proposed landscaped open space at ground level.
Also on the ground level is the proposed exposed or non-enclosed parking area with visible building piers.
This application is being considered under the development agreement process. The development agreement process will include public consultation and a public hearing.
A public information meeting was held on Wednesday, November 30, 2016 beginning at 7:00 p.m. at the Saint Josephs Alexander McKay Elementary School Gymnasium, 5389 Russel Street, Halifax.
