W. M. Fares is applying to enter into a development agreement to enable a mixed use building at 651 Portland Hills Drive.
The applicant wishes to develop a 7 storey residential and commercial mixed use The major aspects of the proposal are as follows:
• 70 dwelling units;
• 14,000 square feet ground floor commercial;
• 70 underground and 77 surface parking spaces;
• Accessed by existing driveway for Portland Hills Centre, an existing curb cut at the Portland Hills Park and Ride driveway; and
• Additional one way driveway from the site to the Park and Ride lot.
The Development Plans (provided below) outline the development proposal in detail, and include information related to concept site plan, building elevations and floor plans, Traffic Impact Statement, preliminary Servicing Schematic and Wastewater Lateral Size Confirmation.
A Public Information Meeting (PIM) was held on Thursday, November 29, 2017 at Cole Harbour Place in Dartmouth. In response to questions arising from the Traffic Impact Statement (TIS) additional information was requested that looked at the cumulative impacts of this proposal with that of the approved development across Portland Hills Drive. The information is found below following the submitted TIS as an addendum.
