TAKE NOTICE THAT Halifax and West Community Council did, on Tuesday, May 10, 2022, rezone the subject site from R-1 (Single Unit Dwelling) Zone to CDD (Comprehensive Development District) Zone.

TAKE NOTICE THAT Halifax and West Community Council did also, on Tuesday, May 10, 2022, provisionally approve a comprehensive development agreement to allow 39 houses and a 39-unit apartment building on the subject site.

Any aggrieved person, the Provincial Director of Planning, or the Council of any adjoining municipality may, within fourteen days of the publishing of this notice on the HRM website, appeal either of these decisions to the Nova Scotia Utility and Review Board (902.424.4448), in accordance with the provisions of the Halifax Regional Municipality Charter.

Request

Application by Sunrose Land Use Consulting, on behalf of property owners Parkdale Developments Limited, to re-zone and enter into a comprehensive development agreement to develop lands fronting Raines Mill Road and St. Margaret's Bay Road, Beechville, with up to 39 houses and a 39 unit apartment building.

Proposal

The subject property is located in the community of Beechville and is currently vacant. The applicant has submitted a request to rezone these lands and enter into a comprehensive development agreement to allow up to 39 houses and a 39 unit apartment building. The property is currently designated Urban Residential and zoned R-1 (Single Unit Dwelling) under the Timberlea/Lakeside/Beechville Municipal Planning Strategy and Land Use By-Law. The Applicant is requesting the property be rezoned to CDD (Comprehensive Development District). The site plan [provided below] shows the proposed lot configuration and the proposed location of the apartment building.
