Application by W.M. Fares Architects to enter into a development agreement for a mixed-use development which includes a commercial/office building, two multiple dwellings containing 90+ units and 14 townhouses in the Tantallon Crossroad Village area on a 8.6 acre parcel near the intersection of Peggys Cove Road and St. Margarets Bay Road (PID 40057499).
Proposal
The applicant has requested that North West Community Council approve a development agreement for a Commercial Residential Mixed Use development consisting of:
• 1066 sq metres (11,477 sf) of commercial retail/ office space fronting Peggy’s Cove Road (Phase 1)
• Two (2) Multiple Unit Dwellings containing 94 dwelling units (Phase 1)
• Eighteen (18) single storey townhouses (Phase 2)
The subject property is designated Tantallon Crossroads Coastal Village Designation (Village Centre Sub- Designation) under the Districts 1 and 3 Municipal Planning Strategy (MPS) and zoned VC (Village Centre) Zone under the Districts 1 and 3 Land Use Bylaw (LUB). The site plans and elevation as provided below shows the location of the proposed buildings in relations to the surrounding neighbourhood.
Process
This application is being considered under the development agreement process. A Public Information Meeting is conducted within the local community. Following this, the application is reviewed by staff. A public hearing is required prior to any Council decision on the application. Information regarding the date, time and location of the formal Public Hearing will be posted here once scheduled and will be mailed to nearby property owners.

The applicant is considering revisions to the proposed Site Plan and once the revised Site Plan is received the application will be at the review team stage of the process where the request is reviewed by internal municipal staff from Development Engineering (including Traffic Services), Building Standards, Civic Addressing, and Fire Protection Services, as well as externally by Halifax Water, Nova Scotia Environment and the Regional Centre for Education.

The applicant has submitted plans and documents required by HRM staff to properly evaluate the application. The documents are also available for review at the Planning Applications office in Downtown Dartmouth by appointment with the Planner.
