Application by WSP Canada Inc. on behalf of Hamton Holdings Limited to enter into a development agreement on lands on the southwestern corner of Damascus Road and Duke Street, Bedford to allow for a reduction in the setback from an environmentally sensitive area.

The subject site is located in the community of Bedford at the entrance to the Bedford Commons commercial area and has frontage on both Damascus Road and Duke street. The applicant has submitted a request to enter into a development agreement to allow for a reduction in the setback from a water retention area. The proposed reduction would reduce the setback from 100 feet to 50 feet. Please note that the proposal includes an alteration of the existing water retention area [subject to N.S. Environment approval]. The proposal agreement deals with the requirements and implementation of a reduced setback. Land uses would be as enabled in the ILI Zone. The applicant is also requesting [under Case 20211 ] that service stations be permitted in the ILI zone. The property is designated IND [Industrial] under the Bedford Municipal Planning Strategy and zoned ILI [Light Industrial] Zone under the Bedford Land Use By-law.
This application is being considered through the Development Agreement Process.
In order to obtain community feedback on the proposal, a Public Information Meeting was held on Monday April 3, 2017 at 7 p.m. Staff are currently reviewing the request and preparing a staff report on the proposal including recommendations. The report will then be forwarded to North West Community Council for a public hearing and decision.
