The subject lands are located at 6112 Quinpool Road, Halifax. The building is generally known as The Keep. The lands are zoned C-2 (Commercial) under the Halifax Municipal Planning Strategy (MPS) and Halifax Peninsula Land Use By-law (LUB), designated Medium Density Residential (MDR) under the Community Plan Designation, and fall within the Quinpool Road Commercial Secondary Plan, Pepperell Street Sub Area. The lands identified by PID # 00176461 are approximately 30,514 square feet acres in size (0.283 hectares).
The applicant wishes to include metal frame and glass canopies on the upper floors above the existing balconies. This modification to the design requires a substantive amendment to the existing development agreement.

Adjacent property owners will be notified of the proposal by mail, and the amendment will be reviewed by the Halifax Peninsula Planning Advisory Committee. Staff will undertake a detailed analysis of the application prior to sending a recommendation report to Halifax and West Community Council.
