A Public Information Meeting was held Wednesday January 23, 2019 from 7 to 9 p.m. at Auburn Drive High School (Cafeteria) – 300 Auburn Dr., Dartmouth, NS B2W 6E9
Lloyd Robbins Law Inc. is applying for a development agreement to allow expanded commercial use on the property at 272 Auburn Drive, Westphal, in addition to the variety store currently permitted.
The applicant requests a development agreement based on Policy UR-18 “Neighbourhood Business Uses” of the Cole Harbour/Westphal Municipal Planning Strategy to diversify the commercial operation at 272 Auburn Drive. Policy UR-18 allows for a development agreement specific to this property.
The major aspects of the proposal, in addition to a variety store, are as follows:
• Allowing for a small restaurant food service with majority take-out and a small seating area
• Professional offices
• Medical or similar offices
• Personal services, such as a salon
• Building dimensions to remain unchanged
• Variety store to remain, though smaller internal footprint
The Development Plans (provided below) outline the development proposal in detail, and include information related to parking, lot size, landscaping, garbage facilities, hours of operation, signage, and traffic.
The application will be considered under the Development Agreement process.
The applicant submitted a traffic study and site plan. Staff are reviewing these submissions and are drafting development agreement terms. Staff will review the application with regards to public comment, revise the proposal with the applicant, and draft a Report and Development Agreement for a Public Hearing at Halifax East – Marine Drive Community Council.
Documents Submitted for Evaluation
The applicant has submitted plans and studies required by HRM staff to properly evaluate the application. The documents are also available for review at the Planning Applications office in Downtown Dartmouth.
