A public hearing will be held by Harbour East – Marine Drive Community Council on Thursday, March 5, 2020, at 6:00 p.m. at the Old School Gathering Place – Art Gallery Room, 7962 Highway 7, Musquodoboit Harbour, NS.
Application by Kendar Enterprises Ltd. to enter into a development agreement to convert an existing mixed use building located at 8005 Highway 7, Musquodoboit Harbour into a multiple unit residential building.
The subject property is located in Musquodoboit Harbour, 38 metres northeast of the intersection of Highway #7 and Clairmont Lane. The property is designated MU (Mixed Use) under the Eastern Shore (West) Municipal Planning Strategy (MPS), and is zoned MU (Mixed Use) under the Land Use By-law (LUB). Currently, the building contains two commercial spaces on the ground floor and two dwelling units on the second floor. The commercial spaces have most recently been occupied by a daycare and an accounting office but are currently vacant.
The applicant wishes to convert the ground floor commercial space into two dwelling units, add an additional unit in the basement and retain the existing two second floor dwelling units as is, resulting in a five-unit residential building. The conversion will take place entirely within the existing building. The applicant has expressed that there is more demand for apartment units than commercial space in the community today. Conversion of the vacant commercial space to residential units will take place entirely within the existing building. The applicant requests that, if the market changes in the future, limited commercial uses may be considered on the ground floor that are compatible with residential units above.
The application will be considered under the Development Agreement Process.
Public consultation has taken place in the form of a mailout to neighbouring property owners and a sign posted by the applicant on the subject site advertising the intent to enter into a development agreement.
