There is currently a 130-unit multiple unit residential building located on the property which was constructed in the late 1970s. The proposal is to construct a new multi-unit residential building, in addition to the existing multiple-unit residential building, on the excess land. The building will contain approximately 162 units within a fifteen-storey building (comprised of a two-storey podium and a thirteen-storey high-rise component).
The property is zoned R-3 (Multiple Family Residential) Zone under the Dartmouth Land Use Bylaw and is designated Residential under the Dartmouth Municipal Planning Strategy (MPS). The proposal is being considered under Policy IP-5 of the Dartmouth MPS.
The application will be considered under the Development Agreement process
Currently this application is at the review team stage of the process where the request is reviewed by internal municipal staff from Development Engineering (including Traffic Services), Building Standards, Civic Addressing, Development Officer (By-laws), Fire Protection Services and Parkland Planning as well as externally by Halifax Water.
