Application by EDM Planning Services Ltd., requesting to enter into a development agreement on lands at 2486 Creighton Street, Halifax to modify the R-2 (General Residential) Zone requirements and allow for a single unit dwelling with ground floor use for an office of a professional, or a two-unit (duplex) dwelling.
A new building is proposed for the subject site, Lot 67B, Civic #2486 Creighton Street (PID # 41463225). The building is proposed to contain either two residential units or a single unit with a professional office. The lot shares an easement for driveway / parking lot access with the adjacent building at Civic #2490 (Lot 67A). The lots were created through the subdivision process on May 18, 2018.
The proposal involves the use of Implementation Policy 4.6 of the Halifax Municipal Planning Strategy (lot modification) to allow for a development agreement on lot 67B.
The application will be considered under the Development Agreement process.
Information postcards are being mailed to neighbouring residents in January of 2019, seeking feedback on the proposal.

The applicant has submitted plans and studies required by HRM staff to properly evaluate the application. The documents are also available for review at the Planning Applications office in Downtown Dartmouth.
