Application by WM Fares on behalf of M&K Golden Developments requesting a rezoning of the lands at 5 Chadwick Street, Dartmouth from R-2 to R-3, to enable a development agreement on that property and on the abutting properties of 3 Chadwick Street (C-2 Zone) and 247 Pleasant Street (C-2 Zone), Dartmouth for developing a 50+ unit, 7-storey residential building.
The property owner is making an application to develop a multi-unit residential structure at the corner of Pleasant and Chadwick Streets, Dartmouth. The subject properties are 247 Pleasant Street, 3 Chadwick Street, and 5 Chadwick Street. 5 Chadwick Street will require rezoning from the current R-2 zone to either R-3 or R-4 for a development agreement to proceed. 247 Pleasant Street and 3 Chadwick Street are C-2 zoned and a development agreement is enabled. A rezoning and development agreement can be negotiated and resolved concurrently.
The proposed development is a 7-storey multi-unit residential building of 50+ units with underground parking. The unit mix would be apartments and townhouses. A provision for exterior parking is included serving guests and ground level townhomes. Building, site plan, and servicing drawings are provided. A traffic impact study is included.
The subject lands are specified as Urban Settlement (US) within the Regional Plan and as Residential (R) within the Community Plan for 5 Chadwick Street and Commercial (C) for 3 Chadwick Street and 247 Pleasant Street. The combined property dimension is 12,200 square feet (1,133 square metres).
This application is being considered through the Rezoning and Development Agreement Process No. 2.50
Adjacent property owners will be notified of the proposal by mail. A sign will be posted by the applicant on the subject site advertising the intent to rezone. Staff will undertake a detailed review of the application prior to sending a recommendation report to Harbour East – Marine Drive Community Council.
