Application by Fathom Studio, on behalf of the property owner, requesting to enter into a development agreement on lands at 112 and 114 Wyse Road, Dartmouth to allow for a 20-storey mixed-use building.
Proposal
The subject property is designated Centre (CEN) under the Regional Centre Secondary Municipal Planning Strategy (Centre Plan) and zoned CEN-2 (Centre 2) under the Regional Centre Land Use Bylaw. The proposal is being considered under Policy IP-5 of the Dartmouth Municipal Planning Strategy. As per Part 10.10 of the Centre Plan, this application was submitted and deemed complete before the Centre Plan became in effect and therefore can be considered under the former policies.
The applicant is proposing a redevelopment consisting of:
- 20 storey mixed-use building;
- Ground floor commercial (~26,000 square feet);
- A total of 160 residential units (26% 2-bedroom units); and
- Underground parking (100 parking stalls)
The applicant submitted material (provided below) which outlines the development proposal in detail, including project renderings, site plan, building drawings, and a Traffic Impact Study.

Status
The application has progressed through the review team stage of the process where the request was reviewed by internal municipal staff from Development Engineering [including Traffic Services], Building Standards, Civic Addressing, Development Officer [By-laws], Fire Protection Services and Parkland Planning as well as externally by Halifax Water.
