ZZap Consulting Inc. has requested to enter into a development agreement for a 20 unit development on an existing opportunity site at the corner of Maple and Thistle Streets in Downtown Dartmouth.
The applicant wishes to build a 20 unit, stacked townhouse development at the corner of Maple and Thistle Streets in Downtown Dartmouth. Each townhouse is divided vertically, but is also divided horizontally, with the top 2 floors used for two-bedroom units while the ground floor will have a one bedroom unit.
The major aspects of the proposal are as follows:
- Units on Thistle St are 10.8 m tall, measured from Thistle St frontage to the peak of the roof;
- Units on Maple St are 11.55 m measured from the midpoint of the Maple St frontage to the peak of the roof;
- 20 residential units;
- 20 outdoor parking spots; and
- Outdoor amenity and playground space proposed.
The Development Plans (provided below) outline the development proposal in detail, and include information related to building design, site layout, traffic and servicing.
The application will be considered under the development agreement process.
A virtual public hearing will be held on August 5, 2021 at 6:00 p.m. All oral and written submissions will be considered at that time. This meeting will occur in a virtual setting and attending in person is not possible. Given the ongoing COVID-19 pandemic, written submissions are welcomed and encouraged in advance of the hearing itself. These submissions are distributed to all Councillors and considered at the time of their decision.

The virtual public hearing will be webcast and may be viewed online. Individuals seeking to speak at the hearing should contact the Municipal Clerk’s office no later than 4:30 p.m. on August 4, 2021 to be added to the speaker's list to speak by telephone. We encourage all residents who have any desire to speak at the meeting to ask to have their name added to the list. Individuals who do not want to speak at a later time may ask to have their name removed from the speaker's list.
