Application by ZZap Consulting Inc, on behalf of property owner A. J. Giles Investments, requesting that the rear portion of lands at 1268 Cole Harbour Road, Cole Harbour be rezoned from R-2 (Two-unit Dwelling) to the C-2 (General Business) zone.
The subject site is located along Cole Harbour Road, just northeast of Bissett Road (Zoning Map). The site includes 2 properties, PID # 00406702 & 41217431. The front half of the site is zoned C-2 (General Business) and the existing building includes the “Touched by Design” (Interior Decorating) business. The rear half of the site is zoned R-2 (Two-unit Dwelling).
The proposal is to rezone the rear half of the site, which involves an amendment to the Cole Harbour/ Westphal Land Use By-law (LUB). The intent of the proposed amendments is that the current business would like to use the accessory buildings in the rear (existing Quonset hut and the shipping container next to it) for storage purposes for the business.
It is important to note that, if the rear portion of property is rezoned to C-2, then the entire property may be used for any purpose permitted by the C-2 zone in the future, including various commercial uses or an apartment building up to 12 units, as well as potential to subdivide the property, which would allow for more than one commercial or residential building. The permitted uses and requirements of the C-2 zone are contained in the Cole Harbour/ Westphal Land Use By-law.
The application will be considered under the Land Use By-law Amendment process.
Information postcards are being mailed to neighbouring residents and property owners in May of 2020, seeking feedback on the proposal.
