Application by WM Fares, on behalf of the property owner, requesting to amend the requirements of the C-2 (General Business) Zone of the Eastern Passage/Cow Bay Land Use Bylaw to permit the expansion of the existing business located at 1319, 1321, and 1323 Main Road, Eastern Passage.
The subject property is designated Harbour (HARB) under the Regional Municipal Planning Strategy, Community Commercial (CC) under the Eastern Passage/Cow Bay Secondary Municipal Planning Strategy (SMPS), and zoned C-2 (General Business) Zone under the Eastern Passage/Cow Bay Land Use Bylaw.
Using the direction provided by Policy EC-13 of the Regional Plan, the applicant is proposing amending the general requirements of the C-2 Zone to permit the expansion of the existing marine-dependent use (Lobster Pound). The applicant is requesting to amend the:
- Maximum footprint and gross floor area requirements;
- The landscaping requirements; and
- Parking requirements.
The applicant submitted material (provided below) which outlines the development proposal in detail, including site plan, building drawings, and a Traffic Impact Statement.
The application will be considered under the Land Use By-law Amendment process
