Lookout Investments Limited has applied for a substantive amendment to an existing development agreement that permits the construction of two multiple unit dwellings on property with PIDs 00374652 and 41466160 on Covesedge Court in Eastern Passage.
Existing Development Agreement
The existing development agreement was approved in 2017 (see the original development agreement here) and amended in 2019 (see the first amending agreement here). It permits the following:
- Two multiple unit dwellings, each containing 60 dwelling units;
- Construction to take place in two distinct phases;
- Both buildings are to have four storeys plus penthouses that will contain common amenity areas for residents;
- Below grade and surface parking;
- Landscaping; and
- Mix of dwelling unit types and sizes.
The 2019 amendment extended the length of the development agreement by 2 years.
The applicant proposes to remove the requirement for phasing and to make some changes to the height of the buildings by removing the penthouses and to the preliminary landscape plan.
The development plans provided below outline the development proposal in detail, and include information related to the design of the proposed building.
The Harbour East Marine Drive Community Council will ultimately decide whether to approve or deny the application based on the criteria in the Eastern Passage/Cow Bay Municipal Planning Strategy.
The subject site is located in District 3 – Dartmouth South - Eastern Passage.
