WSP Canada Inc. is applying for a development agreement at 3195 Highway 2, Fall River, for a 4-unit townhouse.
Proposal
The applicant wishes to construct a 4-unit townhouse development. The provided plans also show an 8,000 sq.ft. commercial building which is already permitted by the zoning on the property and therefore does not require approval through the planning process. The major aspects of the proposal are as follows:
- A two-storey townhouse building with 4 units
- Shared driveway access for the townhouse building and the commercial building.
- The retention of existing vegetation along Lake Thomas
The Development Plans (provided below) outline the development proposal in detail, and include information related to proposed buildings, parking locations, driveway access, landscaping, traffic impact, and phosphorus impact on Lake Thomas.
Process
The application will be considered under the development agreement process.
Status
The application has been submitted and is undergoing initial review by municipal staff and may change as a result of staff comments. A sign is posted by the applicant on the subject site advertising the Planning Application. Staff will undertake a detailed review of the application and undertake public consultation prior to sending a recommendation report to North West Community Council. Prior to any considerations on this matter, North West Community Council is required under the Halifax Regional Municipality Charter, to hold a Public Hearing. At that time, an additional opportunity for public feedback is provided. Notices of the date, time and location of the Hearing will be advertised in the future.
