Request
We received an application for changes to the planned community at the Links at Brunello in Timberlea. If approved, the changes would:
• Remove a designated site on Amalfi Way that had been reserved for a future school; and
• Allow residential development on the former school site.
The development plans linked below illustrate the requested changes.
Proposal
Existing Development Agreement
The planned community was permitted through a development agreement originally approved in 2002. It permits a mixed-use golf community including different types of dwellings (apartment buildings, duplexes, townhouses and houses) and commercial uses surrounding the Links at Brunello Golf Course in Timberlea.
See a consolidated version of the original development agreement and subsequent amendments here and the schedules to the development agreement here.
Process
The application will follow the Non-Substantive Amendment to Development Agreement process.
Status
At the request of Halifax and West Community Council, the applicant and Halifax Regional Centre for Education (HRCE) are exploring the land as a potential school site. Once a conclusion on the need for the land by HRCE has been reached the webpage will be updated.
Staff are completing a detailed review of the application. The next step in the process will be for staff to write a recommendation report for Halifax and West Community Council.
The Halifax and West Community Council will decide whether to approve or deny the application based on the criteria in the Timberlea/Lakeside/Beechville Municipal Planning Strategy. As a non-substantive amendment, this application does not require a public hearing.
The subject site is located in District 12 – Timberlea – Beechville – Clayton Park - Wedgewood.
