This is a municipally-initiated project directing staff to consider amendments for the Sackville Drive Land Use By-law (LUB) to allow access to new multi-unit dwellings across LS (Large Scale Commercial) Zone lots.
This request for a staff report derives from lands on the Beaver Bank Connector and Sackville Drive (PIDs 40092777 and 40092769) which are zoned LS (Large Scale Commercial) and DC-3 (Downsview Complex-3). The LUB allows access via the LS Zone to the DC-3 Zone for existing multi-unit dwellings but not for new multi-unit dwellings. The result is that a new development on the zoned DC-3 land can be entered via the Beaver Bank Connector but there is no ability to leave the property across the LS Zone lands.
The application will be considered under the Land Use By-law Amendment process.
Currently this application is at the review team stage of the process where the request is reviewed by internal municipal staff from Development Engineering [including Traffic Services], Building Standards, Civic Addressing, Development Officer [By-laws], Fire Protection Services and Parkland Planning as well as externally by Halifax Water.
