Application by 360 CAD Services to enter into a Development Agreement that would allow a café and single residential unit at 6319 Chebucto Road, Halifax.
Proposal
The applicant wishes to enter into a development agreement which would permit a café and a single, lower-level apartment. The major aspects of the proposal are as follows:
• This application is being looked at under planning policy in the Regional Centre Municipal Planning Strategy which allows consideration of neighbourhood-scale commercial uses in Established Residential areas.
• The café would be considered a restaurant use under the Regional Centre Land Use By-law, which is defined as “premises, excluding a catering use, whose primary purpose is to prepare, serve, and sell food and non-alcoholic beverages for consumption on or off the premises. A restaurant use may be licensed to serve alcoholic beverages, but this shall be incidental to the preparation, serving, and selling of food”.
• The applicant is proposing to renovate the existing building.
The Development Plans (provided below) outline the development proposal in detail, and include information related to proposed renovations of the building for these uses.
