ZZap Consulting Inc. is applying for substantive amendments to an existing development agreement for The Links at Brunello Golf Course, Timbelea.
Proposal
The applicant is proposing to build a self-storage building. The major aspects of the proposal are as follows:
• The proposed building will be accessed from St. Margarets Bay Road, east of Timberlea Village Parkway;
• The proposed building will have a 41,333 square foot building footprint;
• The proposed parking shows 48 stalls; and
• The proposed building will be multiple stories.
The Concept Plan (provided below) illustrates the development proposal and includes information related to the proposed building, parking locations, driveway access and landscaping. The Conceptual Rendering (provided below) is a general representation of a similar building and not the actual building.
The planned community was permitted through a development agreement originally approved in 2002. It permits a mixed-use golf community including different types of dwellings (apartment buildings, duplexes, townhouses and houses) and commercial uses surrounding the Links at Brunello golf course in Timberlea.

Process
The application will follow the Substantive Amendment to Development Agreement process.
Status
The team review phase of the planning application process has been completed by municipal staff and the application is now in the public engagement phase.
The Halifax and West Community Council will decide whether to approve or deny the application based on the criteria in the Timberlea-Lakeside-Beechville Municipal Planning Strategy.
The subject site is located in District 12-Timberlea-Beechville-Clayton Park-Wedgewood.
Documents Submitted for Evaluation
The applicant has submitted plans and studies required by municipal staff to properly evaluate the application. The documents are also available for review at the Planning Applications office in Downtown Halifax.
