ZZap Consulting Inc., on behalf of the property owner, is requesting to rezone the lands at 6637 and 6641 Quinpool Road (and PID 4048847), Halifax from ER-1 (Established Residential 1) Zone to CH-1 (Cluster Housing 1) Zone.
The applicant wishes to rezone the lands at 6637 and 6641 Quinpool Road (and PID 4048847), from ER-1 Zone to CH-1 Zone to allow for a cluster housing development. The proposed rezoning would allow the property to be used for any use permitted in the CH-1 Zone. Redevelopment of the property will be subject to the requirements of the CH-1 Zone of the Regional Centre Land Use By-law.
The major aspects of the proposal are as follows:
• Three residential buildings containing four dwelling units each, for a total of 12 dwelling units
• Maximum building height of 11.0 metres
• One shared driveway access off Quinpool Road
• Consolidation of three lots (PIDs 41508615, 40488454, and 40488447) into one lot
The applicant has submitted a letter detailing the rationale for the rezoning, as well as a site plan and preliminary building drawings that illustrate how the property could be redeveloped under the CH-1 Zone requirements.
The application will be considered under the Rezoning Process.
Currently this application is at the review stage of the process where the request is reviewed by internal municipal staff from Development Engineering including Traffic Services, Development Officer, Fire Services, as well as externally by Nova Scotia Power and Halifax Regional Centre for Education. Once the initial review is complete, this application will move forward to the public engagement phase.
