Request
Application from Sightline Planning + Approvals, on behalf of the property owner, requesting to enter into a Development Agreement for a Low-Density Classic Conservation Design Development on PIDs 00656306 and 00656322 off Prospect Road in Bayside.
Proposal
The applicant wishes to develop a residential Low-Density Classic Conservation Design Development with a maximum of 189 units. The units are proposed to be located off new public streets and new common shared private driveways connected to Prospect Road and Bayside Drive. This application is being considered under the following policies S-15A, S-15B, S-16A, S-17A and Table 3-4A in the Regional Municipal Planning Strategy.
The major aspects of the proposal are as follows:
- A maximum of 189 residential units (condo style as opposed to individual lots);
- The units will be serviced by new public streets with access off Prospect Road and Bayside Drive and new common shared private driveways; and
- There will be a conservation area left on the property.
The Development Plans (provided below) outline the development proposal in detail, and include information related to the project rationale, traffic impact, conceptual site plan, stormwater and groundwater.
Process
The application will be considered under the Development Agreement process.
Status
Staff have received the revised submission. The application is currently at the team review stage of the process, during which the request is reviewed by internal municipal staff as well as external agencies.
