Request

Bryanna Cluett is applying for Dartmouth plan and land use by-law amendments to allow a single unit dwelling at R-I zoned lands in Dartmouth.

Proposal

The applicant is proposing to amend the Dartmouth Municipal Planning Strategy (MPS) and Land Use By-law (LUB) to permit single unit dwellings on R-1 (Single Family Residential) zoned properties at Greenbank Court, Dartmouth.

The major aspects of the proposal are as follows:

  • to amend the Dartmouth MPS and LUB to allow for a single-unit dwelling to be built on existing R-1 zoned vacant land at 16 Greenbank Court in Dartmouth. The proposed single-unit dwelling would be serviced by on-site septic and central water services via an existing water main. The amendments would lift the ban on new single-unit dwellings on the subject site; and
  • to consider the existing approximately 26 R-1 zoned lots on Greenbank Court and Cove Lane. Of these approximate 26 lots, 12 lots are already developed. 

The Project Information, Site Plan, and Design Rationale (provided below) outline the development proposal in detail, and include information related to history of the site and intent of the applicant.
 

Process

The application will be considered under the Municipal Plan Strategy and Land Use By-law amendment 

Status

A public hearing will be held by Regional Council on Tuesday, April 9, 2024 at 6:00 p.m. at Halifax City Hall (Council Chamber), 1841 Argyle Street, Halifax, NS.
 
All oral and written submissions will be considered at that time. Written submissions are welcomed and encouraged in advance of the hearing itself. These submissions are distributed to all Councillors and considered at the time of their decision. Written submissions may be forwarded to the Municipal Clerk by e-mail; by fax, 902-490-4208; or by mail, P.O. Box 1749, Halifax, NS, B3J 3A5. Written submissions must be received by the Municipal Clerk’s Office as early as possible and not later than 3:00 p.m. on April 9, 2024. Please allow sufficient time for delivery. 

All visitors to Halifax City Hall must sign-in at the security desk, located at the main (Grand Parade) entrance of City Hall. Visitors who use the accessible entrance on Argyle Street will be escorted to the security desk by staff. All visitors must present federal, provincial, or territorial government-issued photo ID to security. If a visitor does not have government issued photo ID, they may present two pieces of federal, provincial, or territorial government-issued ID, two pieces of documentation (e.g. bills) or a combination of two pieces of government-issued ID/documentation as long as they both include their first and last name.
