David Zareski is applying to rezone and to enter into a Development Agreement at 209 and 211 Waverley Road, Dartmouth.

The applicant wishes to rezone to the R-3 (Medium Family Residential) Zone of the Dartmouth Land Use By-law and enter into a development agreement to allow an apartment building on the subject site. The major aspects of the proposal are as follows:

  • An 11-storey apartment building (including the penthouse)
  • Approximately 113 residential units
  • Demolition of the existing single-unit dwelling on the site
  • A building setback greater than the required 20 metres from Lake Micmac
  • Access to the site via the existing driveway
  • A mix of surface and underground parking
  • Surface parking located closer to Waverley Road intended for Mic Mac Tavern

The Development Plans (provided below) outline the development proposal in detail, and include information related to the proposed buildings, parking locations, driveway access, and landscaping.

Process

The application will be considered under the rezoning and development agreement application process.

Status

The applicant has submitted revised drawings and additional information in response to feedback received through the planning process. Staff are reviewing the updated materials and negotiating the proposed amending development agreement, which will establish the detailed development regulations for the site.

Once negotiations are complete, the agreement and staff report will be presented to Community Council for consideration.

This webpage will be updated, and notification will be sent to those within the notification area , when the file advances to Harbour East–Marine Drive Community Council for a decision.

The applicant has submitted plans and studies required by HRM staff to properly evaluate the application. The documents are also available for review at the Planning Applications Office in Downtown Halifax.
