Application by ZZap Consulting Inc., on behalf of the property owner requesting to amend the existing development agreement for the Brunello Links lands, to adjust the golf course safety margins, alter the layout of future roads, swap the locations of future land use designations, and reduce the side and rear yard setbacks for some single unit dwellings.

Proposal

The applicant is requesting to make amendments to the existing development agreement for the Brunello Links lands, to refine the design and construction of future residential phases to the east of Timberlea Village Parkway.

The major aspects of the proposal are as follows:

  • Alter the boundaries of the golf course safety margins for holes 14 and 15;
  • Alter the layout of a future road to be built;
  • Swap the location of land use designations to enable higher density development in different locations; and
  • Reduce the side and rear yard setbacks for single unit dwellings with 40 feet of frontage.

The Development Plans (provided below) outline the development proposal in detail, and include information related to the project rationale, site plan of the lands within the Brunello Links development being considered, and a comparison of the existing and proposed concept plans to illustrate the changes.

When comparing the Existing and Proposed Community Concept Plans, changes to the road layout are highlighted with a blue arrow, changes to the golf course safety margins with an orange arrow, and swaps of the land designations are highlighted with red circles. The permitted uses for the land designations are listed on the left hand side of both concept plans.

Process

The application will be considered under the Substantive Amending Development Agreement process.

Status

Currently this application is at the team review stage of the process where the request is reviewed by internal municipal staff as well as external agencies. A sign will be erected on site shortly, and the public engagement phase of the process will begin. Further information will be updated to this website once engagement is underway.
