Application by 360 CAD Services Inc. to rezone a portion of 229 Holland Road (PID 00528059), from R-1B (Suburban Residential) to the P-2 (Community Facility) zone to allow for a larger daycare facility.
Proposal
Application by 360 CAD Services Inc. to rezone a portion of 229 Holland Road from R-1B (Suburban Residential) to the P-2 (Community Facility) zone of Planning Districts 14 & 17 Land Use By-law. The proposed rezoning for the portion of the property would allow for any use permitted within the P-2 zone on that portion of the lands. However, the applicant has indicated that they intend to subdivide off the portion of the property proposed to be rezoned to develop a larger daycare facility.
The major aspects of the proposal are as follows:
- Rezone a portion of the subject property from R-1B (Suburban Facility) to P-2 (Community Facility) to allow for the development of a larger daycare facility (capacity of 140 children) then what is permitted within the R-1B zone; and
- Through a separate subdivision application, the applicant has indicated that they intend to further subdivide the subject property to create 2 additional residential lots along Holland Road for future development. Note that this is not part of this rezoning application and will be reviewed under a separate application.
The Development Plans (provided below) outline the general areas proposed for rezoning, and include information related to project rationale and subdivision plan.

Status
Currently this application is at the team review stage of the process, where the request is reviewed by internal municipal staff from Land Development & Subdivision, Development Engineering, and HRM Environment and Climate Change, as well as external agencies from the NS Department of Communities, Culture, Tourism, & Heritage and Halifax Water.
