Request from Matthew and Jordyn Howse to enter into a development agreement to allow a café use in an existing accessory building.

Proposal

The applicant wishes to enter into a development agreement to allow a café on the subject property in an existing accessory building. The existing building was previously a woodworking shop and is recognized as an existing commercial use in the Land Use By-law for Lawrencetown. The Lawrencetown Municipal Planning Strategy enables Council to consider changes to existing recognized commercial uses according to policy P-39A, which this application is being considered under.

The major aspects of the proposal are as follows:

  • Renovation to the existing building to accommodate the coffee shop & take out restaurant use.
  • 9 parking spaces (including 1 accessible and two electric vehicle charging stations)

The Development Plans (provided below) outline the development proposal in detail, and include information related to the traffic impact, the proposed building renovation plans, and project rationale. 
 

Process

The application will be considered under the Development Agreement Process. 

Status

Currently this application is at the review team stage of the process where the request is reviewed by internal municipal staff from Development Engineering [including Traffic Services], Land Development & Subdivision, as well as externally by the Nova Scotia Department of Public Works.
