KWR Approvals Inc., on behalf of property owner Rysco Properties Inc., is applying to enter into a development agreement to allow a mixed-use development at 893 Sackville Drive, Middle Sackville.

Proposal

The applicant wishes to build a mixed-use development made up of one 5-storey building. The major aspects of the proposal are as follows:

  • One 5-storey building with 47 residential units;
  • Approximately 1275 square feet of ground floor commercial space;
  • Shared amenity space for residents; and,
  • One level of underground parking and one surface parking lot;

The Development Plans (provided below) outline the development proposal in detail, and include information related to proposed buildings, amenity spaces, parking locations, driveway access, and landscaping.
 

Process

The application will be considered under the Development Agreement Process.

Status

The following stage of the planning application process is the analysis and evaluation of public input and team review comments and concerns against the framework of the enabling policy, SS-4(a), of the Sackville Municipal Planning Strategy.

There is a narrated presentation at halifax.ca under Shape Your City regarding this application that contains detailed information on the proposal, applicable policy and the planning approval process. There is a brief fillable survey questionnaire for site visitors to submit following the presentation. Comments and feedback from Shape Your City will be received until June 9, 2024.


Upon completion of the public engagement stage a proposed development agreement will be negotiated and prepared and reviewed by the review team and the applicant. Once the proposed agreement is agreed upon by all parties the planner will prepare a staff recommendation report to North West Community Council that will guide Council in considering their decision to approve or deny the application following a public hearing. The decision is appealable to the Nova Scotia Utility and Review Board.
