Stephen Adams Consulting Servies Ltd., on behalf of the property owner, is applying to enter into a development agreement on PID 00381715, near 2712 Prospect Road.
Proposal
The applicant wishes to develop a 12-unit residential Hybrid Conservation Design Development (CDD). A new site plan is linked below which changes the proposal from a Classic-Style CDD where the proposed units were on a common shared private driveway to a Hybrid-style CDD, where the lots are subdivided on a public street. The major aspects of the proposal are as follows:
• 12 residential lots
• The units will be serviced by a new public street with access off Prospect Road; and
• 80% of each proposed lot will be a non-disturbance area.
The Development Plans (provided below) outline the development proposal in detail, and include information related to the environmental features on the property, the traffic impact, and the site design.
Process
The application will be considered under the Development Agreement process.
Status
Currently this application is at the review team stage of the process where the request is reviewed by staff from HRM Development Engineering, HRM Land Development & Subdivision, HRM Environment and Climate Change, and the NS Department of Public Works.

The applicant has submitted plans and studies required by HRM staff to properly evaluate the application. The documents are also available for review at the Planning Applications office in Downtown Halifax at 5251 Duke Street, Suite 300.
