Request
Application by Jeremy Cowan to rezone a portion of 83 Galloway Drive (PID 40160046), Beaver Bank, from the R-1B (Auxiliary Dwelling With Home Business) Zone to the R-6 (Rural Residential) Zone so that the entire property will be zoned R-6, allowing subdivision of the lands to create a new residential building lot with municipal services.
Proposal
The request seeks to rezone of a portion of the lot that is currently zoned R-1B Zone to the R-6 Zone of Beaver Bank, Hammonds Plains and Upper Sackville Land Use By-law. This would allow this portion of the property to be used for any use permitted in the R-6 Zone. However, the applicant wishes to rezone to enable the subdivision of the lands to create a new R-6 zoned lot. The current use of the land is a single-unit dwelling within the urban service area.
The major aspects of the proposal are as follows:
- Rezoning a portion of the property from R-1B (Auxiliary Dwelling With Home Business) to R-6 (Rural Residential); and
- A new residential building lot.
The Development Plans (provided below) outline the general areas proposed for rezoning, and include information related to project rationale and subdivision plan.

The application will be considered under the Rezoning process.
Status
Currently this application is at the team review stage of the process where the request is reviewed by internal municipal staff from Land Development & Subdivision as well as external agency from the NS Department of Tourism, Culture & Heritage - Special Places Heritage Promotion and Development.

The applicant has submitted plans and studies required by HRM staff to properly evaluate the application. The documents are also available for review at the Planning Applications office in Downtown Halifax.
