Sightline Planning + Approvals, on behalf of Vanguard Developments Inc., has applied for a substantive amendment to an existing development agreement, Herring Cove Road, to permit semi-detached dwellings to be added to the list of permitted uses in the agreement.

The major aspects of the proposal are as follows:

  • Add semi-detached dwellings to list or permitted uses;
  • changes to practically implement semi-detached dwellings;
  • This addition would have no effect on the density or maximum number of main dwelling units on the site; and
  • Allow the total number of lots to be increased to 56 to allow for the subdivision of semi-detached uses.

The Development Plans (provided below) outline the development proposal in detail, and include information related to the project rationale, concept plan and site plan.

Process

The application will be considered under the Development Agreement Amendments-Substantive process.

Status

Currently this application is at the public consultation stage of the planning application process. During the public consultation stage planning staff are inviting questions and comments on the proposal. We wish to hear from you! Following public consultation, HRM staff will draft the development agreement amendments and write a staff report for review by the Halifax and West Community Council. Should Community Council decide to consider the proposal, a public hearing will be scheduled. If you received this letter, you are on the mail list to be notified about the public hearing. The public hearing is an opportunity for you to share your opinion about the application to Community Council.

The applicant has submitted plans and studies required by HRM staff to properly evaluate the application. The documents are also available for review at the Planning Applications office at 5251 Duke Street, Halifax, Suite 300.
