TEAL architects + planners is applying to discharge the existing development agreement at 3 Bruce Street and enter into a new development agreement at 3 and 5 Bruce Street to allow residential development.

The applicant wishes to develop a five (5) storey mixed use building with ground floor commercial and containing 52 residential units. The major aspects of the proposal are as follows:
- Five stories or 54 feet in height;
- Approximately 5200 square feet commercial space on the ground floor;
- 52 residential units; and
- 44 underground parking spaces.
The Development Plans (provided below) outline the development proposal in detail, and include information related to proposed buildings, parking locations, driveway access, and landscaping.
Currently, the staff recommendation report, LUB amendment (to rezone 3 Bruce Street), discharging agreement (to remove older development agreement from 3 Bruce Street) and proposed development agreement (DA) are prepared for Harbour East-Marine Drive Community Council. The package to Council is in the management review stage but has been temporarily put on hold as the applicant wishes to make revisions to the request. TEAL is amending their application in order to add three floors to the original five storey building that was reviewed and the basis of the staff report and DA.
The amended application will be subject to the team review and public consultation aspects of the planning application process. Revised plans and elevations have not yet been received by planning staff. Please note the Proposal and Submitted Documents are still for the original five storey application.

The applicant has submitted plans and studies required by HRM staff to properly evaluate the application. The documents are also available for review at the Planning and Development office at 3rd Floor, Duke Tower, Halifax.
