Amendment to Eastern Passage Planning Policy to allow Larger Multiple Unit Dwellings on 2 Properties on Main Road, Eastern Passage

Harbour East Marine Drive Community Council initiated an amendment to the Eastern Shore (West) Land Use By-law.

Sunrose Land Use Consulting, on behalf of the property owner, is applying to amend the Municipal Planning Strategy (MPS) and Land Use By-law (LUB) for Planning Districts 1 and 3 (St. Margarets Bay) at 5249 St. Margarets Bay Road and 51 Sonnys Road, Upper Tantallon.

Zzap Consulting Inc., on behalf of the property owner, has applied to amend the Municipal Planning Strategy (MPS) and Land Use By-law (LUB) for Planning District 4 (Prospect) and enter into a development agreement on lands at 1540 Prospect Road and PID 00656074, Hatchet Lake.

To modify the built form requirements in the Regional Centre Secondary Municipal Planning Strategy (Centre Plan) to increase the tall mid-rise building height from 10 storeys to 12 storeys at 2764-2778 Robie Street.

ZZAP on behalf of the property owner, has applied to amend the Regional Centre Secondary Municipal Planning Strategy (SMPS) and Land Use By-law (LUB) to a permit a reduced side yard setback requirement for the portion of a building above 33.5 metres at 1872-1874 Brunswick St. (PID 00002030) and 1888 Brunswick St. (PID 00002022), when an abutting site cannot be developed as a high-rise building due to the Halifax Citadel Ramparts Sight Lines.
This proposed change is being considered for all properties within the Downtown Halifax (DH) Zone as a broad planning response to address future considerations of similar Site-Specific requests in the urban core.

Upland Planning + Design Studio on behalf of the property owner has applied to change the urban structure designation of 63 Jackson Road, Dartmouth (PID 00056218) from Established Residential (ER) to Higher Order Residential (HR), rezone the property from Established Residential-3 (ER-3) to Higher-Order Residential-1 (HR-1), increase the maximum permitted height from 11.0 metres (3 - 4 storeys) to 5 storeys, and reduce the minimum front yard setback from 4.0 metres to 1.5 metres.

ZZAP on behalf of the property owner has applied to create a site-specific development agreement policy for light industrial uses at 4 Fernhill Drive, Dartmouth (PID 41079807) that are supporting and similar to the abutting property at 386 Windmill Road, Dartmouth (PID 41079799) under the same ownership.

Fathom Studio, on behalf of the property owner has applied to amend the Regional Centre Secondary Municipal Planning Strategy (SMPS) and Regional Centre Land Use By-Law (LUB) to reduce the minimum side setback for the portion of the main building above the streetwall at PID 00077313. The amendment will allow for the development of a 9 storey, mixed-use, tall mid-rise building.
