The applicant is proposing the development of a classic open space subdivision design. As proposed, the subject site will allow for development of various forms of residential development, including: single unit, townhouse and multiple unit dwellings. In accordance with municipal planning policy, 60 percent of the site will be retained as common open space.
The Development Plans (provided below) outline the development proposal in detail, and include information related to proposed building locations, new public streets and shared private driveways, common open space areas, location of proposed septic systems and traffic information.
Process
This application is being considered through the Development Agreement process.
Status
Public information meetings were held for this application on November 18, 2015 and August 28, 2017. Presentations from staff and the applicant show what was presented at the last public meeting. A notice was sent to residents that live near the proposed development site in May 2020. This notice was sent to advise residents of a revision to the proposal that municipal staff received, and to collect feedback from residents on the revised plans, as municipal planning staff continue to review the application. We've received a series of questions from residents, many similar in nature, so we've created a Frequently Asked Questions document for all residents or interested members of the public to view.
This proposal was previously presented to the North West Planning Advisory Committee (NWPAC) on January 7, 2016 and November 1, 2017. Staff presented the most recent submission to the NWPAC on July 15, 2020. NWPAC reviewed the proposal and forwarded a recommendation to the North West Community Council (NWCC). NWCC will make the ultimate decision on whether to approve or refuse the application.
If members of the public have questions about NWPAC meetings during the Covid-19 Pandemic, please email the Legislative Assistant. No decisions will be made at the NWPAC meeting. NWPAC will review the proposal and forward a recommendation to the North West Community Council (NWCC). NWCC will make the ultimate decision on whether to approve or refuse the application. Prior to a decision being made on the application, the public will be invited to a public hearing to provide their comments directly to the NWCC.
